1084 sq ft ADU Plan – Permit Ready
A 1084 sq ft single-story two-bedroom ADU emphasizing single-level access, generous interior volume, and natural daylight. The layout configures 2 bedrooms and 2 baths within a clean, code-aware envelope. Built for a long-term rental that competes with primary-residence livability, a multi-generational annex, or a stairs-free retirement home. The plan includes an open porch.

Code & Engineering
This 1084 sq ft 2-bedroom single-story ADU is delivered as a complete architectural plan set for permit-ready construction in California, developed against the requirements of Government Code §65852.2 and the supporting provisions in §65852.22.
Architectural deliverables include the floor plan, four-sided exterior elevations, building cross-sections, and dimensioned framing intent for the roof and floor systems. The design is developed against the current California Residential Code (CRC) with structural detailing intended to follow ASCE 7 and the NDS for wood members.
The Structural Set package is offered as a separate scope and includes lateral analysis, gravity load takedown, shear-wall design, and component-level connection details — all sized to the specific site's seismic and wind conditions rather than to a generic California average.
Foundation design is offered as a separate service so the right system can be selected for each site. Slab-on-grade is typical on stable, level lots; raised crawl-space on continuous stem walls is preferred on parcels with expansive clay or moisture concerns; pier-and-grade-beam systems are generally required on hillside lots, soft-soil regions, or where the geotechnical report calls for deeper bearing.
The plan's 14.75 ft ridge height fits within California's standard 16-foot detached-ADU height limit on any standard parcel — no special transit or zoning eligibility required. Side and rear setbacks of 4 feet are respected, and the plan is designed for ministerial review under §65852.2. For sites with stricter local height overlays (HOAs, hillside districts), plan customization is available to lower the ridge further if needed.
Optional add-on services include PE-stamped structural calculations, plan customization (roof slope adjustments, elevation revisions, layout modifications), custom foundation design tailored to the soils report, on-site structural observation during construction, and permit support for jurisdictions with non-standard plan-check comments.
