3D Site Planner — Visualize Plans on Your California Lot

The XE 3D Site Planner is a free, browser-based feasibility tool for California parcels. Search any address or APN, view the lot on a 3D map with real boundary data, drop in any XE ADU or house plan footprint, and visualize setback compliance and building coverage in real time before you commit to a design.

The tool supports California ADU regulations under Government Code §65852.2 and §65852.22 — including the 4-foot minimum side and rear setbacks, the 16-foot standard detached-ADU height limit, and the 18-foot allowance for parcels within ½ mile of a major transit stop or on multifamily-zoned lots. Setback overlays for hillside, fire-hazard, and coastal zones are also visualized where data is available.

Use cases include: feasibility checks before commissioning a custom plan, comparing multiple XE plan footprints on the same parcel, generating a conceptual site plan PDF for permit pre-submittal, and verifying ADU height eligibility against parcel-specific zoning.
